As-Built Deck Review and Retrofit - Newmarket

This project involved a structural assessment and retrofit design for existing residential deck structures. The work focused on evaluating current framing conditions and developing code-compliant strengthening solutions.

Parsways provided engineering input to support safe restoration and upgrade of existing deck systems. The scope included verification of existing structural components and preparation of retrofit details.

Location: Newmarket, Ontario
Completion: 2026
Sector: Residential

1. The Challenge

The project required evaluation of existing deck structures with limited available original documentation.

Field Verification of Existing Conditions:

Field conditions needed to be verified due to uncertainty in concealed structural elements.

Structural Condition Uncertainty:
Existing framing elements showed variability in condition and required engineering judgment for retention or replacement.

Code Compliance Requirements:
The existing system needed to be assessed against current OBC requirements for safety and structural adequacy.

2. The Engineering Solution

A structured as-built review was completed to assess load paths and existing member performance.

a) Field Verification Approach:
On-site verification requirements were established to confirm existing structural conditions prior to retrofit work.

b) Retrofit Design Strategy:
Targeted strengthening solutions were developed to reinforce or replace inadequate framing components.

c) Structural Upgrade Detailing:
New structural elements were integrated into existing framing to improve stability and load distribution.

3. The Outcome

The final engineering solution enabled a safe and code-aligned retrofit strategy for the existing deck structures. The project supports long-term structural reliability through verified reinforcement and compliant detailing under Ontario standards.
