Basement Walkout & Interior Layout – Pickering

This project involved the structural design and permit drawings for a basement walkout and interior basement renovation in Pickering, Ontario. The scope included a new recreation area, bathroom, and mechanical room layout.

Parsways prepared coordinated structural and construction drawings in accordance with the 2024 Ontario Building Code (OBC) and applicable municipal requirements.

1. The Challenge

The project required reconfiguring the existing basement to accommodate a new walkout entrance and living space.

Existing Foundation Conditions:

The basement included existing concrete foundation walls, steel beam and post supports, and subgrade entrance conditions that required careful coordination.

Fire & Life Safety Separation:

A mechanical room was incorporated within the finished basement and required enhanced fire separation and code-compliant door provisions.

Ventilation & Building Envelope Coordination:

Bathroom ventilation, combustion air, and exterior wall insulation assemblies needed to meet OBC 9.32 and energy efficiency requirements.

2. The Engineering Solution

Parsways developed a clear basement layout and defined compliant wall assemblies for exterior and interior partitions.

a) Exterior Wall Assemblies:

Continuous R10 rigid insulation, framed stud walls with R12 batt insulation, vapour barrier, and gypsum board assemblies were specified for dry and wet areas.

b) Mechanical Room Separation:

A 30-minute fire-rated separation (Type W3) was detailed using Type ‘X’ gypsum board, including fire-stopping of penetrations.

c) HVAC & Code Compliance Coordination:

Ventilation clearances, smoke and CO alarms, combustion air, and supply/return air paths were incorporated in accordance with OBC provisions.

3. The Outcome

The project resulted in a coordinated, permit-ready basement design aligned with the 2024 Ontario Building Code. The new basement layout supports safe occupancy, proper ventilation, and fire separation while maintaining clear construction sequencing and compliance with municipal permit requirements.
