Basement Walkout Structural Design & Interior Renovation – Pickering
This project involved basement walkout structural design and permit drawings for an existing home in Pickering, Ontario. The renovation included a new exterior walkout entrance, recreation area, bathroom, and mechanical room.
Parsways prepared coordinated structural and construction drawings for the basement walkout and interior layout in accordance with the 2024 Ontario Building Code (OBC) and municipal requirements.

1. The Challenge
The basement walkout and interior renovation required a new exterior entrance and reconfigured living spaces within the existing basement.
Existing Foundation Conditions:
Existing concrete foundation walls, steel beam and post supports, and below-grade entrance conditions required careful coordination with the proposed layout.
Fire & Life Safety Separation:
The mechanical room required enhanced fire separation and code-compliant door provisions within the finished basement.
Ventilation & Building Envelope:
Bathroom ventilation, combustion air, and exterior wall insulation needed to meet OBC and energy efficiency requirements.
2. The Engineering Solution
Parsways prepared the basement walkout design and outlined suitable wall construction for the new exterior entrance and interior spaces.

a) Exterior Walls & Insulation:
The design included rigid and batt insulation, moisture protection, and drywall finishes to improve comfort and energy efficiency.

b) Mechanical Room Fire Safety:
Fire-resistant walls and protective materials were specified for the mechanical room, including safety measures around openings and service connections.

c) Ventilation & Safety:
The design addressed airflow, heating system ventilation, and smoke and carbon monoxide alarms to meet Ontario Building Code requirements.
3. The Outcome
The project resulted in a coordinated, permit-ready basement walkout design that integrated the new exterior entrance and renovated living spaces with existing structural conditions. The design addressed fire separation, ventilation, insulation, and life safety requirements while supporting safe occupancy and compliance with the 2024 Ontario Building Code.
