Custom Residential Structural Design – Stouffville
Parsways Inc. completed the structural design for a new custom residence on Bethesda Side Road in Stouffville, Ontario. The scope included foundations, tall concrete walls, structural steel beams, LVL framing, and load-bearing systems.
The structural drawings were prepared in accordance with OBC 2024 and applicable CSA standards, incorporating specified snow, wind, and seismic design data.

1. The Challenge
The project involved a large custom dwelling with basement, garage, and long-span framing areas requiring coordinated structural systems.
Tall Concrete Walls:
Laterally supported and unsupported 250–300 mm foundation walls required detailed reinforcement and stability considerations.
Mixed Structural Systems:
The structure integrated reinforced concrete footings, W-shape steel beams, HSS columns, and LVL members within one coordinated layout.



2. The Engineering Solution
Parsways prepared a complete structural design package addressing foundations, framing, and load paths for permit submission.
a) Foundation Design:
Footings were designed based on an assumed 75 kPa soil bearing capacity in accordance with CSA A23.3.
b) Steel and LVL Framing:
Steel beam schedules, HSS columns, and LVL members were specified to meet OBC 2024 gravity and lateral load requirements.
3. The Outcome
The project resulted in a fully coordinated structural drawing set prepared for building permit submission in Ontario. The design provided clear foundation detailing, steel framing schedules, load criteria, and tall wall requirements, supporting safe construction sequencing and long-term structural performance in compliance with the Ontario Building Code and applicable CSA standards.
