Interior Structural Reconfiguration – Scarborough
This project involved the structural review and interior reconfiguration of a second-floor residential layout in Scarborough. The scope focused on modifying existing partitions to create an additional bedroom.

Parsways assessed existing framing and prepared demolition and proposed floor plans in accordance with the 2024 Ontario Building Code.

1. The Challenge
The project required reconfiguring the existing second-floor layout while maintaining structural stability and code compliance.

Existing Framing Verification:
The existing floor framing and truss layout required review prior to any wall removal.
​
Non-Load-Bearing Wall Confirmation:
Partitions identified for demolition had to be verified as non-load-bearing to ensure safe removal.

Mechanical & Ventilation Coordination:
Return air locations and supply requirements had to be maintained or adjusted to comply with OBC mechanical provisions.
2. The Engineering Solution
Parsways prepared demolition drawings and a coordinated proposed floor plan reflecting the revised bedroom configuration.

a) Structural Review of Existing Construction:
Existing walls were classified and assessed to confirm which partitions could be removed without affecting structural performance.

b) New Partition Wall Design:
A new interior partition (W3) was detailed using wood studs at standard spacing with gypsum board on both sides.

c) Header & Door Opening Detailing:
Non-load-bearing door openings were detailed with Type L1 headers and proper king and jack stud framing.
3. The Outcome
The interior reconfiguration was completed through clear structural verification and coordinated framing details. The final layout achieved a compliant two-room configuration while preserving structural integrity, maintaining ventilation requirements, and aligning fully with the 2024 Ontario Building Code.
