Residential Addition Structural Tie-In Design - Owen Sound

This residential project involved structural engineering support for an addition connected to an existing foundation system. The reviewed scope focused on the engineered ICF-to-existing foundation tie-in connection.


Parsways’ sealed scope was limited to the OBC Part 4 structural design of the ICF-to-CMU connection. The remaining architectural and structural elements were identified as outside this review scope.

1. The Challenge

The addition required a new ICF foundation wall to connect to an existing foundation system without undermining existing construction.


Existing Foundation Interface:
The drawings identified a hybrid condition involving ICF and existing CMU or concrete foundation components.


Limited Structural Scope:
The sealed engineering scope was specifically limited to the Part 4 ICF-to-CMU tie-in connection.


Moisture and Bearing Continuity:
The connection required attention to bearing, reinforcement continuity, and moisture control at the vertical joint.

2. The Engineering Solution

A sealed structural tie-in approach was provided for the ICF-to-existing foundation connection.


a) Foundation Interface Preparation:
The design specified preparation of the existing foundation face to create a sound structural interface.


b) Reinforcement Connection:
The connection included structural dowels tied into the new ICF concrete core and coordinated with existing foundation conditions.


c) Joint Protection:
The detail included moisture-management measures at the vertical joint between the new and existing foundation systems.

3. The Outcome

The project achieved a clear, code-aligned structural tie-in strategy for the residential addition, supporting safe connection between the new ICF foundation wall and the existing foundation system while respecting the defined engineering scope.
