Residential and Garage Foundation Structural Design - Schomberg
Parsways provided structural engineering design for revised residential foundation plans in Schomberg, Ontario.
The scope included structural detailing for the main building and garage foundations, covering reinforced concrete footings, foundation walls, and supporting elements.
Location: Schomberg, Ontario
Completion: October 2026
Sector: Residential

1. The Challenge
The revised permit drawings required coordinated structural design for the residential and garage foundation systems.
Foundation Layout:
The layout incorporated perimeter strip footings and multiple isolated pad footings at designated support locations.
Foundation Wall Conditions:
Different wall conditions required consideration, including garage walls with one-sided backfill and no top lateral support.
Structural Support Elements:
The foundation plans included concrete pedestals and a wall pilaster requiring defined reinforcement.
2. The Engineering Solution
Parsways developed Part 4 structural design markups for the revised residential and garage foundation plans.
a) Concrete Footing Design:
Isolated pad and strip footing schedules established footing configurations and corresponding reinforcement requirements.
b) Foundation Wall Reinforcement:
Distinct foundation wall types were specified with vertical and horizontal reinforcement suited to the identified conditions.
c) Structural Support Detailing:
Reinforcement requirements were established for concrete pedestals and the garage wall pilaster at designated locations.
3. The Outcome
The completed structural design established reinforced concrete foundation and support requirements for the residential building and garage. The revised design provided a coordinated structural basis for the amended permit submission, consistent with Ontario Building Code Part 4 requirements.
