Residential Garage Slab Foundation Design - North Frontenac

Structural design was completed for the slab-on-grade foundation system of a residential garage in North Frontenac, Ontario.


The design addressed structural loading, soil bearing, concrete reinforcement, frost protection, drainage coordination, and slab openings.

1. The Challenge

The project required a reinforced slab-on-grade foundation suitable for a heated residential garage and local cold-climate conditions.


Frost Protection:
The perimeter foundation required protection against frost effects while maintaining appropriate drainage away from the structure.


Soil and Subgrade Conditions:
The structural design relied on verified native soil bearing conditions, with unsuitable material requiring replacement and proper compaction.


Slab Openings and Drainage:
The slab system also needed to accommodate penetrations, floor drains, and sloped areas without reducing required structural performance.

2. The Engineering Solution

Parsways designed a reinforced concrete slab-on-grade system with thickened perimeter edges and defined foundation preparation requirements.


a) Reinforced Foundation System:
The slab and perimeter edges were detailed with continuous reinforcing steel and coordinated structural reinforcement throughout the foundation.


b) Frost-Protected Slab Design:
Rigid perimeter and under-slab insulation were incorporated to provide frost protection for the heated garage foundation.


c) Control Joints and Openings:
Control-joint layouts and additional reinforcement around slab openings were detailed to manage cracking and maintain reinforcement continuity.

3. The Outcome

The project established a coordinated structural foundation solution for the residential garage, integrating slab reinforcement, frost protection, soil preparation, drainage considerations, and opening details in accordance with the Ontario Building Code and applicable CSA requirements.
