Structural Design for Warehouse Interior Alteration – Peterborough
This project involved structural engineering services for an industrial warehouse interior alteration in Peterborough, Ontario. Parsways Inc. provided stamped structural drawings for a new demising wall, CFS framing, CMU infill, slab anchorage, and structural connection details.

The scope included fire-rated partition framing, slip-track detailing at the roof structure, CFS ceiling support, barrier-free fixture backing, and non-load-bearing CMU infill in accordance with OBC 2024.
Location: Peterborough, Ontario
Completion: April 2026
Sector: Industrial / Warehouse
1. The Challenge
The alteration required careful coordination between new structural framing and the existing warehouse structure.

Existing Structure Interface:
The new demising wall had to be integrated with the existing slab-on-grade, roof structure, steel columns, and surrounding warehouse framing.

Tall Partition Framing:
The warehouse clear height required CFS wall framing to extend to the underside of the roof structure while accommodating roof deflection through slip-track detailing.

Support and Backing Requirements:
The new interior framing required CFS ceiling support, reinforced backing, and connection details for wall-mounted fixtures and barrier-free loads.

2. The Engineering Solution
Parsways prepared stamped structural drawings focused on structural performance, code compliance, and constructability within the existing industrial building.

a) Demising Wall Design:
A new fire-rated demising partition was detailed using CFS studs, Type X gypsum board, acoustic insulation, CRC bridging, and deep-leg slip tracks at the roof structure.

b) Structural Connections:
Bottom track anchorage, stud-to-track connections, header framing, built-up jambs, clip angles, and concrete screw connections to the slab were specified.

c) CMU Infill and CFS Support Framing:
Parsways detailed CMU infill at an existing door opening and provided CFS ceiling framing, reinforced backing, and support details for the interior alteration.
3. The Outcome
The project resulted in a stamped, permit-oriented structural design for an industrial warehouse interior alteration. The drawings provided clear direction for the demising wall, CFS framing, CMU infill, slab anchorage, support framing, and connection details while supporting compliance with OBC 2024.
